A failing roof, an insurance notice, or storm damage is usually what gets a homeowner asking how much a metal roof replacement costs. The answer depends on more than the metal panel itself. Roof area, standing-seam versus exposed-fastener construction, tear-off, damaged decking, underlayment, flashing, roof geometry, and wind-design requirements all move the total. A single headline average can hide the difference between a straightforward replacement and a project that requires structural or moisture-related repairs.

For this report, we reviewed Collis Roofing's July 2026 Florida metal-roof cost study and four independently checkable sources: federal building-science guidance from the Pacific Northwest National Laboratory, a Town of St. Lucie Village public proposal packet, the Florida Building Commission's 2026 code-change analysis, and the U.S. roofing-contractor price index from BLS/FRED. The Collis study supplies the central residential planning ranges. The public sources provide technical, code, project-example, and price-trend context, but they do not independently validate those residential ranges. The proposal packet does not report roof area, so we use its four priced options from two contractors to compare project totals and scope and not to create a per-square-foot average.

Collis Roofing's July 2026 Florida study reports a broad planning range of $7 to $15 per square foot for exposed-fastener metal roofing and $12 to $22 per square foot for standing seam. Applying those ranges to the study's approximately 2,350-square-foot roof model for a 2,000-square-foot home produces $16,450 to $35,250 for exposed fastener or $28,200 to $51,700 for standing seam. The implied 117.5% roof-area factor is a study-specific modeling assumption and not a general conversion from home area to roof area. These contractor-published figures were not independently validated against the study's underlying cost databases in this report. They are planning bands, not a universal average or property-specific quote.

Average Metal Roof Replacement Cost by System, September 2026

System choice creates the clearest difference in the starting budget. The table reproduces Collis Roofing's July 2026 Florida installed-cost bands and applies them to the prior study's 2,350-square-foot roof model; it does not assume that every contractor includes the same tear-off or repair allowance.

Metal roof replacement cost by system, 2026
Metal Roofing System Planning Range per Sq. Ft. Modeled Total for 2,350 Sq. Ft. of Roof Replacement-Scope Note
Exposed-fastener metal $7–$15 $16,450–$35,250 Confirm tear-off, underlayment, fastener specification, flashing, and deck-repair allowance
Standing-seam metal $12–$22 $28,200–$51,700 Confirm panel gauge or thickness, clip and fastener system, underlayment, edge metal, and wind design
All metal systems in the prior Florida study $7–$30 $16,450–$70,500 Broad contractor-published range that includes premium metals; the public article does not reproduce the underlying sample size or full inclusion rules

Standing seam uses concealed clips or fasteners, while exposed-fastener panels are attached through the panel with gasketed screws. Federal building-science guidance recommends selecting and installing panels, clips or fasteners, underlayment, deck attachments, and flashing to meet site-specific design pressures, manufacturer instructions, and applicable code. The applicable requirements vary by jurisdiction, approved product, roof assembly, wind design, and site conditions.

Before comparing totals, ask each roofer to price the same scope. Collis Roofing's residential roof replacement process begins with evaluating the specific roof because deck condition, geometry, and existing materials cannot be confirmed from a generic cost table.

Key Insights

  • Standing seam carries a per-square-foot premium of roughly $5 to $7 over exposed-fastener metal, which translates to an $11,750 to $16,450 gap on the modeled 2,350-square-foot roof (Collis Roofing, July 2026).
  • The broader $7 to $30 per square foot range reported across all metal systems in the prior Florida study includes premium metals and a wider contractor sample; its underlying inclusion rules are not published, so it should be treated as a planning ceiling rather than a typical project cost.
  • Because installed-cost bands can assume different tear-off, underlayment, and deck-repair allowances by contractor, the replacement-scope notes in this table are a starting checklist for comparing written proposals on equal terms.

Metal Roof Replacement Cost by Roof Size, September 2026

Multiplying the system-specific planning bands by measured roof area provides a more useful first-pass budget than multiplying them by interior floor area. The calculations below use roof area directly, rather than assuming that every home follows the prior study's 117.5% roof-area factor, and exclude a separate contingency for concealed damage.

Metal roof replacement cost by roof area, 2026
Measured Roof Area Exposed-Fastener Planning Total Standing-Seam Planning Total
1,400 sq. ft. $9,800–$21,000 $16,800–$30,800
1,750 sq. ft. $12,250–$26,250 $21,000–$38,500
2,100 sq. ft. $14,700–$31,500 $25,200–$46,200
2,350 sq. ft. $16,450–$35,250 $28,200–$51,700
2,800 sq. ft. $19,600–$42,000 $33,600–$61,600

Home square footage and roof area are not interchangeable. Pitch, overhangs, hips, valleys, dormers, porches, and attached garages can make the roof surface substantially larger than the building footprint. Collis Roofing's Quick Quote uses aerial measurement technology and local property data to create a property-specific starting estimate rather than relying on floor area alone.

These totals also assume the per-square-foot band already reflects a complete installed system. If a proposal lists removal, disposal, permits, deck renailing, plywood, fascia, flashing, or underlayment separately, those items need to be added before comparing it with an all-in figure.

Key Insights

  • Roof area, not interior floor area, is the correct multiplier for a planning budget. Pitch, hips, valleys, dormers, and attached structures can push roof area well above the building footprint, which is why aerial measurement tools matter at the estimate stage.
  • The spread between exposed-fastener and standing-seam totals widens as roof area grows, from roughly a $7,000 gap at 1,400 square feet to roughly a $19,600 gap at 2,800 square feet, so system choice has a larger dollar impact on bigger roofs.
  • A planning total based on a per-square-foot band only holds if the proposal is genuinely all-in. Homeowners comparing quotes should confirm whether removal, disposal, permitting, and deck repairs are included or billed separately before treating two numbers as comparable.

Florida Metal Roof Replacement Proposals, 2025–2026

A Town of St. Lucie Village public packet contains proposals from two contractors, with aluminum and Galvalume options for replacing the sloped shingle roof at the same Fort Pierce town-hall property with standing-seam metal. The document does not publish the roof area, and the scopes and proposal dates are not identical, and therefore the four totals are real project examples.

St. Lucie Village standing-seam roof proposals, 2025 to 2026
Proposal Metal Specification Sloped-Roof Replacement Price Included Wood Allowance Extra Plywood Price
Rack'D Roofing, Dec. 16, 2025 .032-inch aluminum standing seam $38,220 Up to 7 sheets $105 per sheet
Rack'D Roofing, Jan. 21, 2026 24-gauge Galvalume standing seam $21,900 Up to 7 sheets $105 per sheet
Fortify Roofing, public packet .032-inch aluminum standing seam $33,250 6 sheets $75 per sheet
Fortify Roofing, public packet 24-gauge Galvalume standing seam $24,500 6 sheets $75 per sheet

Source: Town of St. Lucie Village, "Roofing Proposals" (public packet, published February 2026)

Within each contractor's option set, the aluminum price exceeded the Galvalume price by $16,320, or about 74.5%, for Rack'D and $8,750, or about 35.7%, for Fortify. The differences may reflect more than metal material alone, including proposal timing, scope details, warranty terms, and contractor pricing. They describe one property and are not statewide material premiums.

For this town-hall property, the proposals provide examples of scope items that may appear beyond the panels: removal of the existing shingle roof, disposal, roof-deck inspection, a limited plywood allowance, deck renailing, self-adhered underlayment, drip edge, flashing, vents, permitting, cleanup, and warranties. These are not a standard residential scope. Federal building-science guidance outlines similar retrofit considerations, assessing existing roofing and decking, replacing damaged sheathing, checking flashing and deck attachment, and installing the selected underlayment and metal system, but it is guidance rather than a mandatory federal sequence for every project.

The Florida Building Commission's analysis for the 9th Edition (2026) Florida Building Code identifies Section 706.3, "Recovering versus replacement," for existing roofing. The analysis is a change summary, not a complete project determination. The code edition in force, local amendments, roof condition, and project facts can affect the permitted approach, so the local building official should determine how the rule applies.

Key Insights

  • Aluminum standing seam priced well above Galvalume standing seam in both contractors' proposals for the same property, by 74.5% for Rack'D Roofing and 35.7% for Fortify Roofing, though the gap size varied by contractor and proposal date.
  • These four totals describe one municipal property with an undisclosed roof area and are not a statewide per-square-foot benchmark; they are most useful as examples of how scope items beyond the panels, such as deck renailing and a limited plywood allowance, show up in real proposals.
  • Florida Building Code Section 706.3 governs when a roof can be recovered versus when it must be fully replaced; because local amendments and roof condition affect how the rule applies, homeowners should confirm the applicable requirement with their local building official rather than assuming a single statewide answer.

Historical Roofing Contractor Price Trend, 2019–2026

Using July 2019 as a historical baseline, the U.S. Bureau of Labor Statistics index for nonresidential roofing-contractor work rose from 137.000 to 232.226 in August 2026. More recently, it increased from 219.685 in August 2025 to 232.226 in August 2026, a year-over-year rise of about 5.7%. This series does not measure residential metal-roof replacement quotes, but it shows why an older roofing estimate should not be reused without current local pricing.

July 2021 150.506 +9.9%
July 2022 184.170 +34.4%
July 2023 205.756 +50.2%
July 2024 209.940 +53.2%
August 2025 219.685 +60.4%
August 2026 232.226 +69.5%

Source: U.S. Bureau of Labor Statistics via FRED, "Producer Price Index by Industry: Roofing Contractors, Nonresidential Building Work" (updated September 10, 2026)

The index increased about 69.5% from the historical July 2019 baseline and about 5.7% year over year through August 2026, but it should not be applied as a direct inflation multiplier to a residential Florida metal-roof quote. It covers nonresidential roofing-contractor output nationally and does not isolate metal panels, Florida labor, residential tear-off, permitting, roof geometry, or concealed deck repairs.

For a current replacement budget, compare written proposals that use the same measured roof area, panel system, tear-off assumptions, underlayment, deck-repair allowance, flashing scope, permits, wind design, and warranty. A low headline price is not comparable if required replacement work appears later as exclusions or unit-price additions.

Key Insights

  • The nonresidential roofing-contractor price index rose about 69.5% from July 2019 through August 2026, with growth concentrated in 2022 and 2023 (+34.4% and +50.2% cumulative from baseline), a period that overlapped with broader national material and labor cost increases.
  • Year-over-year growth has slowed to about 5.7% between August 2025 and August 2026, down from the steeper jumps recorded earlier in the series, though the index still does not isolate Florida residential metal-roof pricing specifically.
  • Because the index tracks nonresidential roofing-contractor output nationally, it is a directional signal that older estimates go stale, not a multiplier to apply to a specific Florida residential quote.

Planning bands are a useful starting point, but roof area, deck condition, and site-specific wind-design requirements still determine the final price. Collis Roofing's residential replacement process begins with evaluating the specific roof, and its Quick Quote uses aerial measurement technology and local property data to produce a property-specific starting estimate.
